Water. Water is everywhere! Natural rainfall or from sprinklers or wells. But the kind that most affects your pavement is what stays behind. Standing water that sits in collected areas of your asphalt breaks down the top layer chemicals seeping into the base layers of the concrete. Worse yet, if there are already cracks or holes in your asphalt, the water will seep into and enlarge these areas. Resulting damage can includes larger cracks, alligator cracks and potholes.
Vehicles. Wait, aren’t these the reasons we have pavement? Vehicles’ constant travel on pavement can wear down the surface. Especially do larger-sized, heavier cars and trucks over time depress asphalt material and it can begin to sink.
UV Heat. The regular exposure to UV heat has the same effect on asphalt as it does on human skin, it discolors and ages the surface. The resulting oxidation process of the tar disintegrates the hold on the aggregate, resulting in a decomposure.
Tree Roots. Extending as far as 70 feet, roots can grow up underneath asphalt. If the concrete has been laid near a tree or on top of existing roots, over time the shifting of them beneath the pavements can result in cracks and bumps.
Oil. Oil, specifically from cars quickly penetrates and breaks down asphalt’s surface. This is even more so, when a repeated oil spills in the same area. If the surface breaks, it’s easier for cracks, crumbling and holes to begin to form damage.
