Why Atlas Builds with Concrete Caissons

Atlas Construction Services has expertise with the problematic expansive soils in the Denver area. The team at Atlas has many years of experience with multiple solutions to expansive soils with using a variety of solutions. One of these is concrete caissons. What are caissons and what benefits does Atlas offer building with them for your commercial project?

Concrete Caissons

You may be wondering what caissons are and how they are used in the building and installation of concrete. Caissons in general, as you can see from the above example are boxlike or cylinder shaped structures used in construction projects that often involve the completion of work in areas affected by water or ground sinkage.

Often built to remain in place with the concrete, caissons are a building precaution that Atlas takes advantage of — caissons can be made from various materials, most often with reinforced concrete. These structures are built to strongly withstand extreme vertical and horizontal loads.

Types of Caissons

Types of caissons vary dependent upon project and scope. These different caissons aid in construction solutions for the installment and removal of concrete. The following are the top types of caissons used today:

Box caissons. Box caissons are concrete boxes with a closed bottom and open top. Their structure is cast before installation in order to be weighed down or sunk with the aid of additional concrete, gravel or sand. Box caissons are employed when the construction foundation is level and does not require additional excavation. Additionally, it is the most economical option and hence, most commonly used for commercial areas.

Open caissons. Open caissons are concrete boxes with an open bottom and open top. There are three different open caissons: single wall, cylindrical or with dredging walls. Each are created and used for different sinking levels of concrete and according to the excavation needs of each project.

Pneumatic caissons. Pneumatic caissons are concrete boxes with an open bottom and closed top. As a result, these allow for the creation of an airtight chamber used during excavation. Often times, this method is more complex and expensive. Therefore, pneumatic caissons are usually only built for a more complex, deep concrete laying project.

asphalt enemies

Asphalt’s 5 Enemies and How to Fight Them

The top enemies affecting your concrete are not very far off. Let’s consider the top five natural and manmade elements that can greatly damage your asphalt and then what preventive measures you can take:

Water. Water is everywhere! Natural rainfall or from sprinklers or wells. But the kind that most affects your pavement is what stays behind. Standing water that sits in collected areas of your asphalt breaks down the top layer chemicals seeping into the base layers of the concrete. Worse yet, if there are already cracks or holes in your asphalt, the water will seep into and enlarge these areas. Resulting damage can includes larger cracks, alligator cracks and potholes.

Vehicles. Wait, aren’t these the reasons we have pavement? Vehicles’ constant travel on pavement can wear down the surface. Especially do larger-sized, heavier cars and trucks over time depress asphalt material and it can begin to sink.

UV Heat. The regular exposure to UV heat has the same effect on asphalt as it does on human skin, it discolors and ages the surface. The resulting oxidation process of the tar disintegrates the hold on the aggregate, resulting in a decomposure.

Tree Roots. Extending as far as 70 feet, roots can grow up underneath asphalt. If the concrete has been laid near a tree or on top of existing roots, over time the shifting of them beneath the pavements can result in cracks and bumps.

Oil. Oil, specifically from cars quickly penetrates and breaks down asphalt’s surface. This is even more so, when a repeated oil spills in the same area. If the surface breaks, it’s easier for cracks, crumbling and holes to begin to form damage.

Prevent and Protect with Us

Atlas Construction is devoted to helping you preserve the life of your asphalt and fight against its natural enemies! We offer maintenance plans to ensure your payment on the life of your concrete:

1. Sealcoating

Sealcoating maintains the integrity and strength of your asphalt by slowing down the process of reduction, resulting in rusting. It adds another layer of protection and acts as a barrier between elements and the surface layer. Our sealant is applied by squeegee or spray. This process can also greatly extend the life of your asphalt.

2. Crack filling

Cracking fills the asphalt with moisture induced from natural elements and traffic. It affects the base layer and when it freezes, the damage expands. Through our site assessment, we identify early cracks and fill with our specially formulated material that reduces spread. We fill your cracks and alligator cracks with material that’s flexible and strengthens the base layer from moisture exposure which can lead to further cracks and potholes. This can save you expensive maintenance and repair costs.

3. Asphalt Laying

In comparison to other Denver-based companies, at Atlas Construction, we employ the latest and greatest techniques to ensure your project is done right to last longer.

Our Thermo-Lay Asphalt Machine is a highly modern, efficient equipment allows us to do all our asphalt repair with one truck and two people. It’s the fastest and most efficient method available utilizing less labor and resources. Through this machine, we also promise superior repair work. Pavement Maintenance: To Maintain or Not To Maintain

To maintain your pavement or not to maintain and as the line finishes, “that is the question?”

At times, it may be difficult to find an assured answer to this question, especially if you are not familiar with all aspects behind concrete maintenance.

As the property manager of your commercial or residential property, though, you are concerned with the the longitude of your concrete, from intentional and unintentional damage. Some of these induced elements include but are not limited to:

  • Oxygen
  • UV Heat
  • Wind
  • Rain
  • Snow
  • Traffic

Though the average lifespan of your concrete and asphalt project can be anywhere from 20 to 30 years, the maintenance during this time is critical in preventative action against damage. These should take place intermittently every three to five years.

These are some main maintenance options you should consider during those periods of time:

Sealcoating the surface.

An average lifespan of pavement will include several seal coats. Sealcoating is applied either by squeegee or spray to the surface of the pavement slowing down the reduction process. It also protect the top layer from the above common elements of damage and even, color fading or decomposition.

Repairing cracks and fissures.

Cracks, whether great or minor, will spread and lead to further cracks or holes. While still isolated, it’s good to address these, while resources for repair are manageable. Crack fills the asphalt with moisture induced from natural elements and traffic. It affects the base layer and when it freezes, the damage expands. We offer an assessment for your concrete that can detect early sights needed of repair on cracks and alligator cracks. Our specially formulated material for fill reduces spread or further damage.

Replacing concrete.

Asphalt is classified by its chemical composition and physical properties. Our asphalt’s physical components contribute to its effectiveness.

Our process for replacing concrete sets us apart from other construction companies. Our Thermo-Lay hot asphalt paving truck allows us to quickly perform asphalt repair. This highly modern, efficient equipment allows us to do all our asphalt repair with one truck and two people. It’s the fastest and most efficient method available utilizing less labor and resources.

An Atlas Solution for Your Commercial Asphalt

It’s that season again, where the colder months are starting to retreat and the warmer months are coming into view. With improving weather and road conditions, now’s the time to start planning to complete your commercial asphalt projects.  At Atlas, we are ready to help you get your project assessed, estimated and scheduled for the coming months. Which Atlas solution is right for your business?

Solution #1: Sealcoat

One way to determine yourself what attention your asphalt requires is to consider its surface’s condition. Is the original black color beginning to fade and is the top layer cracking or sinking inward? If so, you may need to sealcoat.
During this process, we apply sealant as another layer of protection to your asphalt. This protects the surface from further damage and also, from natural deterrents including water, oil left on the road and UV heat. The wear and tear of natural and manmade elements greatly can affect the surface of the material. You can think of sealcoat as a barrier against these elements and also an abettor against friction, rust and skid. This process can also greatly extend the life of your asphalt.

Solution #2: Crack Fill

Another solution is filling of cracks in your existing asphalt. During our assessment of your project, we can identify large problem areas, smaller ones such as alligator cracks* and potential areas of cracking. We’ll then fill these with flexible material designed to prevent further diffusion and strengthens the base layer from supplementary damage. You can look at this as a way to preserve your asphalt and save you future expensive maintenance and repair costs.

Solution #3: Striping

You can also consider striping of your asphalt. Especially if your commercial property includes high traffic areas of vehicles and pedestrians, you’d want to consider this option. At Atlas Construction services, we offer a range of customized markings. Do you need to restripe lines in your car lot? Create additional parking spaces? Direct traffic? Add safety precautions? Become ADA compliant? We can assist you with each of these needs.

So, you realize you do need to get going on your commercial project. We recognize that a variety of circumstances call for our expertise. Whether you’re looking to lay, maintain or repair your asphalt, you can trust Atlas to be able and ready to offer quality, reliable service.

*How to repair Alligator Cracks

Asphalt has to be resistant enough so that it will not distort or displace over time with heavy traffic loads and changes in temperature. Alligator cracks are often caused by the burdens put upon the underlying layers of your asphalt. Here’s the process we follow to alleviate damage and restore your concrete:

  1. Inspect the source. We check the surrounding areas and assess the extension of existing cracks.
  2. Appraise the sub-base layers of asphalt to evaluate the scope of damage.
  3. Extract damaged sections of the sub-base layers and replace with fresh asphalt.
  4. Reconstruct the surface. A new surface can extend the durability and life of your asphalt and assure no more alligator cracking. This step is usually considered if the previous extraction processes would no longer be the most cost-effective.

rightseason_image

What’s the Right Season?

Ever wondered what the right season is to begin your construction project? There’s several things to consider beforehand. One of the largest factors is how weather conditions will affect and either facilitate or delay your plans to pave, repair or install. Consider these different areas and why you should examine carefully not just the season, but the right season to begin your project.

To Pave Your Patio
We usually think of patios as a great way to bring together family and friends, soak up some extra sun in the summer and enjoy relaxing on in the fall. Paving your patio is a project worth pursuing for any homeowner. Before paving your patio with concrete, though you should consider a few key details about concrete:
First, concrete is made up of a mixture of cement aggregate and water. These elements are mixed and poured onto the ground’s surface wet. Later, it hardens onto the ground — the ground’s temperature and surrounding air temperature affects the hardening process of the concrete.
Secondarily, concrete’s components cause it to completely harden after its liquid molecules settle and evaporate. If temperatures are too cold while pavement is laid, this can affect the settling of the molecules. The cold can cause them to expand and crack onto the surface during the drying process.
On average, it takes 28 days for concrete to completely dry in warm weather. Colder temperatures, less than 40 degrees to freezing can considerably lengthen this duration. Also, increasingly hot temperatures, greater than 85 degrees can cause the surface layer to completely dry while the underneath layers remain moist. This leads a finished product of brittle, cracked patio pavement.

So, what is the ideal season to pave your patio? While colder temperatures are not as conducive to pouring concrete, with the assistance of insulation and heating elements, it can be accomplished. However, the ideal season to start your project would be either spring or fall, while majority of locations experience medium temperatures. Good planning will ensure the best job with the best results and a beautiful looking patio to enjoy for years to come.

To Repair Your Driveway
Repair your driveway with asphalt! As we have previously discussed, your driveway pavement can break down and begin cracking when exposed to elements like ice, snow and increased heat. Considering the best season to repair your driveway would include your answer within some of these areas:

How long since my driveway was first paved? Most quality asphalt can last for up to 20 years!

What damage does my driveway have? Assessing the extent of your driveway and comparing the size of your damage can help you determine the urgencies of your repairs. Read more about how to assess your repair needs.

What is the ideal season to repair your driveway? The Asphalt Paving Handbook recommends temperatures an average temperature of 50 degrees. The best seasons have been said to be during the early part of summer or fall, when their is little moisture but still warm enough weather conditions.

To Install Your Walkway
Why should you install a walkway? Here’s a few considerations:

  • Adds pleasing design appeal
  • Brings a convenient ease for guests
  • Creates a safer environment in bad weather
  • Increases the sale value of your property

What is the ideal season to install your walkway? The installation process involves laying of stones and adding mortar. Mortar is best laid in temperatures above 40 degrees when the ground is level and relatively dry. Frost and moisture can shift the ground and lead to an uneven instatement. Warmer weather is preferred for this grade of installation. We recommend the summer or fall season.

Fight the Cold: 3 Ways to Protect Your Pavement

Fight the cold! You’ve probably been doing a lot of that lately with the cold weather. Protecting your health, your house, your car. But what about your pavement?
How is it faring this season? Fight the cold with Atlas, as we give you the top 3 ways you can not only protect, but also preserve the life of your asphalt pavement this winter.

Address urgent repairs.
With the cold months arrived and settling in, those repairs you’ve been putting off could soon quickly turn into larger repairs or permanent damages. Think of these areas:

Potholes. Potholes can be caused by large amounts of moisture on the asphalt’s surface, with the addition of water affecting the underlying structure from the supporting soil down to the bottom road soil. Potholes will retain water from weather. The water will pool and expand, enlarging the pothole and its surrounding area. Repairing potholes while they are still new and small can reduce the likeliness of any serious problems.

Cracks. Like potholes, filling cracks in your concrete keeps water from seeping underneath the asphalt surface and filling its base. Read about our repair options.

Sealcoating. Sealcoating protects your asphalt and maintain its integrity and strength by slowing down the oxidation process.* The major benefit is providing safety from the harsh winter weather and change in temperature. It can greatly extend the life of your asphalt and leave it with a clean, fresh appearance. Learn more about Atlas sealcoating options.

Consider professional cleaning.
Another option to think about is hiring a professional cleaner, like a street sweeper to remove snow from your asphalt. This can be especially beneficial if you own a commercial property. Professional cleaners can remove large debris and reveal any vast structural issues.

Employ the right maintenance services.
Lots of maintenance options are available to you, here are a few to consider and some tips while choosing them:
Shovels. Shovels help you quickly and easily clear away snow. Certain shovels are designed with harder edges designed to scrape away at ice and harder material. Make sure though the shovels you are using aren’t damaging your asphalt by chip or scratching the surface.

Snow Removers. Similar to a street sweeper, professional services can be hired to remove snow on your commercial lots, with 24-hour availability and additional services offered including removal of excess snow and delivery of material road mixes.

De-icers. These are materials used as preventative measures against ice forming, creating slippery surfaces. Many different types of deicers are made for different purposes based on temperature and desired results. Knowing the difference is important, to protect your asphalt from erosion.

Need repairs and additions? Don’t wait, get in touch with us today.

*Oxidation is a process that takes place when asphalt is exposed to oxygen and causes its molecules to go through a bonding process where they self-assemble together creating an increasingly tighter bond overtime. The result on the asphalt material is a breakdown of element, causing the pavement to become stiff and brittle. Cracks also develop during the process and the asphalt lightens in color, eventually reaching grey color.

budgettoconsider

3 Budgets to Consider

Are you considering a pavement project? Are you in need of asphalt repair? With the changing of seasons and the effects of natural elements is it important to survey your asphalt needs. Here’s three different areas and their determining budgets:

Parking Lot
No matter the size of your parking lot, as a property owner or manager, maintaining your pavement can be stressful. You’ll need to take into account the current state your parking lot is in and the regular repair work it will need. Here’s a simple evaluation to take:
1. How many years old is your parking lot pavement?
2. When was it last restored or surveyed?
3. What is the distance of well-traveled areas and how are those areas holding up?
4. How has traffic and natural elements affected your pavement?

There are two things to budget for: preventative maintenance and major repairs. Breaking these down into two distinctive categories will help you measure your own work that needs to be done and how you can best extend the life of your pavement. Possible services needed could include: Crack Filling, Sealcoating and Striping, Concrete Flatwork.

Sidewalk
Though at times, sidewalks make use of different materials, it’s important to have a plan for traditional or special paving treatments. Determining the best plan for a sidewalk usually works best if you first measure the amount of damage. Here’s some questions to consider:
1. Has your sidewalk become uneven or sunken down in certain areas?
2. Is it teared or cracked in due to prolonged time and elements?

Often instead of a full replacement, an easy fix of a specific area can be performed in one service. Budgeting for this leveling can save you almost half or more of the cost to replace. Possible services needed could include: Crack Filling, Sealcoating, Concrete Flatwork.

Driveways
Whether for residential or commercial projects, driveways often need repair for sinks, cracks and/or full slab replacements. Often natural elements, including those from soil settling beneath, can affect the lifetime and appearance of a driveway. Here’s some things to consider:
1. Does your driveway need to be resurfaced?
2. Does it need a complete refinish?
Possible services needed could include: Crack Filling, Sealcoating, Asphalt.

At Atlas Construction, we can help you reduce your costs and get the most out of your blacktop or asphalt repair. Our experienced team can help you access your project and give you multiple option for repair and restoration. Atlas Construction has the tools and expertise to ensure a quality product for any paving project you have in mind.
